When it comes to insuring property, there can be some confusion as to what exactly is being covered by the insurance policy. Sectional title insurance, in particular, can be the most confusing. Reading through the insurance policy, it should be made clear that the actual buildings and the fittings on the buildings are what is insured, not the contents. This will usually include all roads in the complex and sporting facilities, pools, out-buildings and other structural improvements made to the property.

With a sectional title insurance policy, all buildings need to be insured as a whole and this will be paid to the body corporate as a portion of your monthly levies. It is also worthwhile noting that out-buildings like tool sheds that are made of wood are generally not covered. It is therefore important to read the policy thoroughly when you want to erect such a building on your property.

According to the Sectional Titles Act, the body corporate or trustees are obliged to insure buildings against certain events. These include:

Probably the most common claim would be water damage due to burst pipes and/or water tanks. You should read the policy carefully though, if due diligence with regards to the maintenance of these water pipes is not observed, the insurance company will not be obliged to pay out the claim. Ensuring that you keep everything in good shape is thus up to you, the house owner. So if a water main burst and water damages carpets and the ceiling of the apartment below due to improper materials or some other fault which you have no control over, the insurer will be responsible to repair the pipes and all the resulting damage. If, however, there is a leak in a pipe in the wall and you ignore it, the resulting damage when the pipe bursts will be your responsibility. There will sometimes be special circumstances but it is highly recommended that you go through the insurance policy carefully with the body corporate at the Annual General Meeting to ensure you are adequately covered.
